There are good reasons to have a professional inspection performed on the brand new home you are buying. It just makes sense to learn as much as you can about the quality of your new home, before signing off on everything.
Building a new home is a tremendously complex endeavor. It involves many people, usually split up into subcontractor groups, each working on different parts and systems of the house. Even for the best builders, its nearly impossible to complete this process without missing something. Often the things that get overlooked are minor issues that may be found after living in the home, hopefully before damage occurs, such as a plumbing fixture that did not get tested for leaks, or maybe an electrical outlet that is not working, or any one of dozens of problems that can easily be overlooked in such a major undertaking. Sometimes the potential issues are much more significant, such a disconnected or missing vent that carries potential deadly combustion gases out of the home on a gas furnace, a structural flaw or a wet crawl space. John Cranor can find such problems while it is still early enough for you to address them with the builder and have them corrected before you sign off and before they create more significant problems.
For the relatively small cost, a professional inspection of your new dream home can pay big dividends in peace of mind by getting problems identified and corrected before they can become an unpleasant surprise. I captured the below photos on a new homes while inspecting the crawl space. All three of the below photos were taken in homes that had already been passed all the municipal code inspections. These are only three photos in a gallery of thousands of significant issues found in newly constructed homes. All of these defects could have gone on for years before being noticed.
